Selling your home in Stratford
A clear strategy for your property, your buyer, and your next move.
I’m Julien Polidoro, a real estate broker helping owners sell in Stratford and across Southwestern Ontario. From character homes to newer subdivisions and properties with rental space, I’ll help you build a sale strategy around the property you actually own.

Start with the right comparison
A detached home, a semi, and a duplex should not be priced from the same shortlist of sales. I compare properties that compete for a similar buyer, accounting for condition, floor plan, parking, lot size and neighbourhood. For a character home, the quality of updates matters alongside original features. For a newer home, nearby resale and new-build alternatives can influence how buyers assess value.
Prepare for the questions buyers will ask
Gather renovation permits, warranties and records for major systems before launch. For a property with heritage considerations, check its designation or district status and the City’s requirements before planning exterior changes. If the property includes rental space, organize the leases, rent information and operating costs. We’ll identify what needs clarification so the listing accurately describes the property and buyers can make informed inquiries.
Spend where it helps your sale
We’ll identify the details that deserve attention in your photos and listing: a functional home office, usable outdoor space, updated systems, or a flexible layout. Presentation should answer the buyer’s questions rather than leave them guessing. I’ll help you prioritize maintenance and preparation, and discuss whether proposed improvements are likely to support the sale before you spend.
Plan the move, then the listing
Selling while buying again requires a plan for timing, conditions and closing dates. We’ll discuss your next move, how showings will work, and what a workable offer needs to look like. After launch, I’ll review inquiries, showings and feedback with you. If buyers are choosing competing homes, we’ll look at the evidence and decide whether price, presentation or positioning needs to change.
What will your valuation include?
A property-specific review of relevant sales and current competition, a realistic discussion of potential selling price, and practical next steps. It’s a professional opinion based on the information available, rather than a guaranteed sale price or an instant automated estimate. There is no obligation to list.
